Built in 1890 on a pedestrian lane, this character village house has been carefully restored over the years to become a charming family home in the heart of a historic Vallespir village. Set over three floors, the accommodation is comprised as follows:

Street level - a solid wooden front door opens on to an open-plan kitchen and dining room with large open fireplace and double French doors leading out to a balcony with steps down to a wide terrace with BBQ. The southerly views are panoramic, encompassing the full length of the Vallespir all the way down to the Mediterranean Sea sparkling in the distance. The kitchen is fully fitted with a range of wall and floor units plus a fridge, dishwasher, double sink, electric oven and vitro-ceramic hob with extractor hood above. An internal staircase leads to the floors above and below.

Upper floor - two double bedrooms, one with a deep built-in wardrobe and air-conditioning, the second with a smaller built-in wardrobe, both benefit the same spectacular views as the floor below. Set between the bedrooms is a shower room with wash hand basin and WC.

Lower floor - a stone staircase with wrought metal handrail opens out into a snug and cosy lounge with double French doors opening out to the main terrace and pool level. Beyond the lounge is the family bathroom with bath, wash hand basin and WC.

Outside - a separate studio apartment or office with wash hand basin (possible to install a shower and WC) has its own entrance from the garden; the roof of the studio has been converted into a large terrace with external staircase leading up to the kitchen/diner and down to the pool. Set behind a wrought iron railing, the oval swimming pool (7.5m x 3m) with built-in steps has an active oxygen filtration system which does away with the need for chlorine and thus provides clear fresh water to swim in. A metal garden door leads away from the pool level to a series of stone steps that descend to the large garden set across three main terraces. Set mainly to lawn these terraces offer a wide variety of fruit trees including pear, apple, cherry and fig. The garden has a recently built wooden garden tool shed, solid stone table and large water butt which is fed by rain water falling on the house and then directed via gutters and pipes to the garden level for irrigation purposes.

The roof of the house was inspected and cleaned this year and is in good health. All the windows and doors have recently been replaced with solid wood double glazed units that match well the solid stone walls and exposed beams found throughout the house. The property is heated by radiators run off a pellet-fired central heating system located outside by the pool pump room; hot water is provided by photoelectric solar panels which in turn power a 350 litre tank providing ample hot water throughout most of the year. All windows have wooden shutters with the exception of the studio which benefits an electric roller blind. The property is connected to town water and town sewerage. Parking is found just a few dozen metres from the house while a little further away there are garages owned by the Marie which are available to rent. In 2010 the annual taxe fonciere and taxe d'habitation were 1,032EUR combined.

Summary: a great family home, for holidays or permanent occupation. Full of character and with very little work needed to be done other than some modernisation to the kitchen and bathrooms. It is most uncommon for a village-centre property to have both a pool and big garden while still benefiting a very private and non-overlooked situation.
